Emergency Issues
Serious leaks, fire, gas or security risk
These include serious leaks or flooding, fire or immediate electrical danger, suspected gas issues, total loss of essential services where there is a health or safety risk, serious security issues, or any issue that may make the property unsafe.
Service standard: We will acknowledge emergency reports as soon as reasonably possible and prioritise making the property safe. Where contractor attendance is required, we will seek urgent attendance and keep the tenant updated on the action being taken. The immediate aim is to make safe; a full repair may require follow-up works or landlord approval depending on the issue.
Urgent Repairs
Loss of heating, contained leaks, electrical faults
These include loss of heating or hot water, contained leaks, significant electrical faults, serious damp or mould concerns, lock or access problems, broken sanitary facilities where alternatives are limited, or repairs affecting safe use of the home.
Service standard: We will acknowledge urgent repair reports within one business day, review the issue with the landlord or contractor where required, and update the tenant on the next step. We will continue to provide updates while the repair is being arranged, especially where parts, access or quotes are required.
Routine Repairs
Non-urgent fixtures and minor issues
These include non-urgent fixtures, minor plumbing issues, appliance issues where no immediate risk is present, internal fittings, minor wear and tear, or other issues that do not affect the immediate safety or essential use of the property.
Service standard: We will acknowledge routine repair reports within two business days and confirm the next step once the issue has been reviewed. Where landlord approval, quotes or parts are needed, we will keep the tenant updated on progress.
Planned Works
Repairs needing quotes, approval or coordination
Some repairs need quotes, landlord approval, specialist contractors or coordination with neighbours, freeholders or building managers.
Service standard: Where works cannot be completed immediately, we will explain the reason for the delay where possible and provide updates when there is a material change, such as approval, booking, contractor attendance or parts availability.
Tenant Responsibilities
Tenants should report repair issues as soon as they notice them, provide photos or videos where helpful, avoid causing further damage, allow reasonable access for contractors and keep contact details up to date. At least 24 hours' notice will normally be given for access, except in emergencies where immediate access may be needed.
